With a Land Lease lenders collectively pool their money together with other lenders to help fund a short term bridge loan on an income producing property.

Is a Real Estate Land Lease Strategy For Me?

If you are seeking protection of your principal with a predictable (contractual) annual return a Land Lease Strategy may make sense for you.  I help a lot of clients on a regular basis and I always get asked the same question; where can I put my money that’s safe, offers a fair return, and is backed by a real asset or provides some protection? It’s a great question and there are truly only a few financial products which could meet that criterion. Of course, all investments have some element of risk.  But regardless of the options, the fact remains that a diversified portfolio is always a better approach to investing and especially in today’s volatile financial markets

So what does a Land Lease Program offer?  Here’s a summary of the benefits:

  • Participation in real estate market without the ownership & management issues
  • Collateralized by a specific property to back up your investment
  • Contractual annual return (regardless of the performance of the property)
  • An annual fixed interest rate of 6% to 10% on average (depending on the term of the contract)
  • Funds are only held for 9, 12, 24, 36, or 48 months (depending on the program)
  • Full return of your principal at the end of the term
  • Interest / income paid on a monthly or quarterly basis or at the end of the term (depending on the program)
  • Use cash / non-qualified funds or qualified funds (i.e. 401K, IRA, Pension Payouts, 403B, etc)
  • Ability to roll over your funds to another land lease program on an ongoing basis
  • NO account fees!*
